Roberts Riverwalk Hotel has 109 Guest Rooms and is located on an International Riverfront within an Opportunity Zone allowing a new owner a value add and/or redevelopment opportunity along Detroit's East Riverfront taking advantage of Detroit's Riverwalk, which was recently awarded Best Riverwalk in the country for 2021 by USA Today's 10 Best Readers' Choice travel awards. 

The East Riverfront is a planning area for the City of Detroit in partnership with the Detroit Riverfront Conservancy with over $1 Billion of investment planned and underway. The Detroit Riverwalk is a destination location attracting over 3 million visitors annually and currently spans 3.5 miles with expansion plans for a total of 5.5 miles once completed in 2022.

HOW IT WORKS

The fund objective is to provide investors with diversified exposure to real estate and the potential for significant tax benefits through the opportunity zone program.

DELAY

Reduction of capital gains taxes up to 10% if held for at least 7 years.

ELIMINATE

Funds support the building and revitalization of underserved communities throughout the country, thanks to the Tax Cuts and Jobs Act of 2017.

Deferral of capital gains where proceeds are timely invested in an opportunity zone fund until the date on which the investment is sold, or Dec. 21, 2026—whichever is sooner.

DECREASE

Reduction of all (or a portion) of the taxable gain if held for at least 10 years in a Qualified Opportunity Zone investment.
